    Shawfair is a new town that has been carefully designed to create a cohesive and welcoming community. The buildings, amenities, and homes all blend together seamlessly, and the water course ponds are designed to encourage biodiversity.

    Landscaped open spaces and an excellent network of cycle and walking paths provide ample opportunities for families and friends to meet up and enjoy the outdoors.

    The development team behind Shawfair will contribute over £56 million to Midlothian Council to improve and expand education, community, and sports facilities, and to enhance public transport, including the Borders Railway which runs through the heart of Shawfair.

  • A NEW KIND OF PLACE

    Shawfair is a new type of community on the outskirts of Edinburgh that offers sustainable homes, both for private purchase and social rent.

    The new town centre will be a vibrant and welcoming hub for the entire community, offering a variety of amenities and activities for people of all ages. 

  • HOMES

    A variety of homebuilders are creating new homes at Shawfair, with something to suit everyone from families to first-time buyers to downsizers.

    When finished, Shawfair will have 4,000 homes, plus a new community campus with nursery, primary and secondary education, a leisure centre, theatre, sports pitches (indoor and outdoor), and vocational training facilities for the wider community.

    More than 700 of the homes at Shawfair will be available for social and mid-market rent, assisted purchase, and other creative options to make buying or renting affordable for everyone.

Together with our partners at Shawfair LLP we are planning a well-defined and attractive town centre with shops, offices, restaurants, a leisure centre, community hub and health centres, plus nursery and school education from age 3 onwards.

The town centre businesses and surrounding homes will be linked via an innovative district heating system that is reliable, low-cost, and environmentally friendly.

  • CONNECTIVITY

    One in seven UK workers now works from home, and millions more work part-time. Our long-term vision for the town is to create a vibrant community that supports flexible and home working practices.

    To address this growing demand, we are providing drop-in serviced office space in the town centre, as well as cutting-edge telecommunications infrastructure and fibre optic internet throughout the masterplan area. The town centre will also be covered by free Wi-Fi.

    In addition to the freedom to choose your work environment, flexible and home working practices offer a number of other benefits, including fostering a sense of community, making better use of space and time, reducing pressure on transportation infrastructure, and reducing your carbon footprint.

  • EDUCATION

    Midlothian Council and Shawfair LLP are working together to build new high-quality schools in Shawfair.

    The schools will be built early enough to meet the needs of the growing number of families moving to the area.

    Coastline and beaches: Portobello Beach, Silverknowes Beach, and Cramond Beach are all just a short drive from Shawfair.

    Shopping destinations and museums: Edinburgh city centre is just a short train ride from Shawfair, where you can find a wide variety of shops and museums.
